How much does SCUDO charge?
SCUDO publishes transparent pricing on our website. Current management plans include:
- Placement Only: 100% lease-up fee
- Silver Plan: 100% lease-up fee + 7.9% monthly management fee
- Gold Plan: 89% lease-up fee + 8.9% monthly management fee
- Platinum Plan: 50% lease-up fee + 12.9% monthly management fee

What happens if a tenant doesn't pay rent?
We adhere to the tenant’s lease agreement. If they are on a SCUDO lease, they are considered late on the 3rd. We submit files for eviction on the 10th if no payment or communication is received. It is imperative that we follow the exact same process every time and do not show favoritism to any resident by allowing some to be late, while others cannot.
We provide several payment options (one time ACH, recurring ACH, debit or credit card, or cash at participating cash locations). If residents choose not to pay or to communicate, we move forward as outlined in their lease agreement. We submit the resident’s file for eviction, post notices, oversee the eviction process, and appear in court if needed.

What's your maintenance approval process — will you call me for every repair?
We have a $500 repair authorization threshold for non-emergency expenses. Non-emergency expenses exceeding $500 will require approval prior to authorizing. SCUDO’s property management agreement includes authorization to coordinate and schedule true emergencies at time of occurrence.
That means you will not get a call for every small repair under the $500 threshold, while larger non-emergency work still comes to you for approval before we proceed.
